Property management software · Dubai, UAE

Service charges collected. Towers run. One app your owners open.

Domio gives a property management company one login for every community it manages: service charge invoices and collections, an owner and tenant app, a visitor gate that keeps records, maintenance requests that close, and notices that get read. Separate books for every owners association.

For property management companies

Twenty communities. One screen. Separate books.

A management company in Dubai runs towers, villa communities and mixed-use buildings for different owners associations at once. Domio was built for exactly that shape: one login across the portfolio, and a wall between every association's data.

Portfolio view

Collections, open requests, occupancy and what is overdue, across every community you manage, on one screen. Drill into any of them in a click.

A database per association

Each community gets its own database, its own web address and its own accounts. No report, export or search can cross from one owners association into another.

Hand a community over cleanly

When a contract ends or a board takes over, transfer the community with everything intact: units, owners, invoices, history. Logins change; nothing else has to.

Service charges

Invoiced on the first. Paid without chasing.

Set the charges per unit once, by area or by unit type. Domio raises the invoices, sends them to every owner, reminds, applies late fees on the schedule you set, and settles every payment to the right unit with a receipt.

  • Service charge, reserve fund, chilled water and one-off charges, each itemised on one invoice
  • Every payment settles to the association's own account. Domio holds nothing and takes no cut
  • Arrears by age, by tower and by owner, with a reminder to all of them in one click
  • A receipt for every dirham, downloadable years later

Owner and tenant app

The app that gets opened, not deleted.

An owner sees exactly what is due and why, and pays from the phone. A tenant approves the delivery at the gate from the office, raises a maintenance request with a photo, and reads the notice before the lift stops working.

  • Invoices, receipts and payment in the pocket of every owner and tenant
  • Visitors, deliveries and contractors approved from anywhere
  • Notices that show who has read them, so the AGM cannot be "nobody told us"

Maintenance and the building team

Requests that close. Staff you can see.

A tenant raises a request with a photo. It lands with the right technician, moves through stages the tenant can watch, and closes with a note. Security and facilities staff clock in on shifts; the manager sees who is on site and what is late.

  • Requests by category, priority and tower, with response times you can report on
  • Staff shifts, attendance and contractor passes at the gate
  • Parking and vehicle registers that know which car belongs to which unit

Built for the UAE

What we are confirming for Dubai, honestly.

Domio runs communities today. What follows is what a Dubai owners association also needs, and exactly where each item stands. We would rather tell you "in progress" on a web page than "yes" on a call and "soon" in a contract.

Mollak In progress

Mollak integration is on our Dubai roadmap. We are confirming scope and timelines with our engineering team; ask us on the call and we will tell you where it stands.

RERA and the Jointly Owned Property law In progress

We are reviewing what RERA and the Jointly Owned Property law require of service charge budgets, invoices and reporting. Domio is not yet certified or approved by any Dubai authority.

UAE payment gateways In progress

Today Domio settles every payment through the gateway account the association connects. Which UAE card and bank gateways we support is being confirmed; we will name them before you sign anything.

Arabic In progress

The app is partly translated into Arabic today. A complete Arabic experience for owners, tenants and staff is in progress; English is complete.

Data hosting In progress

Where UAE customer data is hosted, and the data residency terms, are being finalised. We will confirm the region in writing before contract.

Running today Available

Portfolio login, a database per association, service charge invoicing and collections, the owner and tenant app, the visitor gate, maintenance requests, notices, parking, staff shifts, sub-meter reading by camera, and white-label branding with your own web address.

Onboarding a portfolio

A community a day. Honestly.

  1. Send us the unit register

Towers, units and owners in whatever spreadsheet you already keep. We load one community, check it with you, then the rest.

  2. Connect the association's account

Each owners association connects its own payment gateway account, so collections settle to the association's bank. Which UAE gateways: confirmed on the call.

  3. Invite owners and tenants

Everyone gets an invitation by email or SMS, installs the app, and sees their first invoice. The gate starts the same morning.

Before and after

What a quarter looks like.

Before Domio

  • Service charge invoices exported from accounting, emailed one by one
  • Bank transfers with no reference, matched by hand at month end
  • A visitor log at reception nobody can search
  • Maintenance requests in email threads and WhatsApp groups
  • A different spreadsheet for every community you manage
  • Board reports assembled the night before the AGM

With Domio

  • Invoices raised on the first, in every owner's pocket by 9 am
  • Paid from the app, settled to the unit automatically, receipt sent
  • Every visitor and contractor on record, approved by the tenant in a tap
  • Requests assigned, tracked and closed with a note and a photo
  • Every community on one screen, every association's books separate
  • Collections, arrears and expenses exported for the board in a click

Questions from Dubai

The ones we hear first.

Can one company manage many communities?

Yes. A property management company gets one login that opens every community or tower it manages. Each keeps its own database, its own owners and tenants, its own accounts and its own branding, so nothing crosses from one association to another.

Where do service charge payments go?

To the association. Domio settles payments through the payment gateway account the association connects, marks an invoice paid only when the gateway confirms it, and never holds the money itself. Which UAE gateways we support is being confirmed with our team.

Is Domio integrated with Mollak or approved by RERA?

Not yet. Mollak integration and RERA requirements are on our Dubai roadmap and are being confirmed with our engineering team. We will tell you exactly where they stand on the call rather than promise a date here.

Does the app work in Arabic?

Partly today, with a complete Arabic experience in progress. English is complete. Each person chooses their own language, so an owner who prefers Arabic and a manager who prefers English use the same community.

How long does it take to go live?

Usually a day per community. Send us your units and owners in a spreadsheet and we load them. Your team gets a login the same day; owners and tenants get an invitation by email or SMS.

What does it cost in the UAE?

Domio is priced per unit per month, with a minimum per community. UAE pricing is quoted for your portfolio on the call, in dirhams.
